If You Can’t Build a Giant Gym, How About FOUR Office Buildings

Andrews Management Group, LLC, a company registered with the State of New Jersey on 06/20/2023 has filed an application with Holmdel Planning Board to construct four three story office buildings at 125-127 Red Hill Road. This company was organized by Andrew Piscatelli for the express purpose of creating this development on what is zoned Agricultural-Residential Land. I do hope Mr. Piscatelli did not purchase this property from KIP 20 LLC on the assumption that this was a 5.2 acre commercially zoned lot — because it is not. (Late breaking news: we heard from the Planning Board that the property is still owned by KIP 20.)

As a local, I hope Mr. Piscatelli appreciates the unique nature of the The Gateway to Holmdel with its Residential/Agricultural character. Four three story buildings, with associated parking facilities, would likely present the same planning problems that the 5 acre Gym proposed by Mr. Kipniss did. Those being:

  • Insufficient access for emergency services vehicles. This was why a prior owner’s request to build just three houses was denied by Holmdel Planning Board a decade ago.

  • Insufficient access on Red Hill Road for the proposed traffic density. The County Planning Board would have required a substantial widening of Red Hill Road to support the KIP 20 LLC proposal.

  • Insufficient sewerage. There is none. Four buildings would require four septic fields within a site with sensitive wetlands (according to NJ DEP maps).

  • Sensitive wetlands, which provide drinking water to the Swimming River Reservoir. Again see the NJ DEP maps.

  • Violation of height ordinances. Three story buildings are requested.

  • Violation of density ordinances. Four three story buildings are requested. See above regarding the prior proposal to develop three residences, an otherwise permitted use.

I wonder what generates this obsession to pave over five acres of land that has been used for farmland for centuries? Why not just build a nice house, replacing the historic one that Mr. Kipniss demolished (for no reason). That could be sold for a tidy profit and EVERYBODY would be happy.
